Strong Performance Continues in Housing Sales

In February, 112,818 housing units were sold in Turkey. While housing sales increased by 20% annually, it was observed that credit sales accelerated. The decreased interest of foreigners in real estate was also reflected in the data during this period. Nationwide, housing sales in February increased by 20.1% compared to the same month of the previous year, reaching 112,818 units. According to the data from the Turkish Statistical Institute (TUIK), the provinces with the highest number of housing sales were Istanbul with 19,347 units, Ankara with 10,791 units, and Izmir with 6,899 units, while the provinces with the lowest number were Ardahan with 24 units, Tunceli with 70 units, and Bayburt with 73 units. Housing sales increased by 29.1% in the January-February period compared to the same period of the previous year, totaling 224,991 units. INCREASE IN CREDIT SALES Mortgage-based housing sales in February increased by 90.1% compared to the same month of the previous year, reaching 16,778 units. The share of mortgage sales in total housing sales was 14.9%. Mortgage-based housing sales in the January-February period increased by 127.3% compared to the same period of the previous year, reaching 33,504 units. In February, 3,956 units were sold with a mortgage, while in the January-February period, 7,812 mortgage-based housing sales were realized as first-hand purchases. DECLINE IN FOREIGN SALES Housing sales to foreigners decreased by 21.1% in February compared to the same month of the previous year, totaling 1,457 units. The share of housing sales to foreigners in total housing sales in February was 1.3%. The provinces with the highest number of housing sales to foreigners in February were Istanbul with 539 units, Antalya with 503 units, and Mersin with 89 units. In February, the highest number of housing sales according to nationality were to citizens of the Russian Federation with 256 units, Iran with 133 units, and Iraq with 99 units.
