The high rate of increase in site and apartment maintenance fees is adversely affecting homeowners and tenants. In some areas, fees can reach up to 65 thousand liras, causing many people to consider moving due to these amounts. In Istanbul, maintenance fees range from 1,100 to 65,000 liras. The fees for housing have increased to the extent of necessitating relocation. While the average increase in maintenance fees in Istanbul is around 50 percent, in some places, this rate has reached up to 100 percent. Lawyer Ibrahim Güllü, the President of the Consumer Confederation, stated that the average maintenance fee in Istanbul is about 2,400 liras, while, depending on districts, the average amounts are approximately 5,750 liras in Beşiktaş, 4,800 liras in Şişli, 4,400 liras in Kadıköy, 1,100 liras in Çatalca, and around 1,250 liras in Silivri-Sultangazi-Arnavutköy areas. In spots like Beykoz-Beşiktaş, particularly in sites consisting of villas, these maintenance fees can go up to 65 thousand liras. Previously, only the rental or sale price of housing units was considered, but now the maintenance fee has also become an important factor. Homeowners who take advantage of unpaid maintenance fees also choose this method to evict their tenants. Güllü also mentioned what homeowners or tenants should do against high maintenance fee increases. He advised, “They should express their objections in writing during meetings with regard to the high fees, and add a note of objection to the meeting minutes.”
