Housing sales in Turkey started rapidly in 2025. In January, 112,173 housing units were sold. Sales saw a 40% increase compared to the same month last year. It is worth noting the 183% increase in mortgage-backed housing sales during this period.

Housing sales nationwide in January increased by 39.7% compared to the same month the previous year, reaching 112,173. According to TUIK data, the cities with the highest number of housing sales were Istanbul with 18,912, Ankara with 10,158, and Izmir with 6,634, while the cities with the lowest number of sales were Ardahan with 39, Bayburt with 62, and Tunceli with 80. MORTGAGE SALES SHOW SIGNIFICANT INCREASE Nationwide mortgage-backed housing sales in January increased by 182.8% compared to the previous year, rising to 16,726. The share of mortgage sales in total housing sales was 14.9%.

In January, 3,856 mortgage-backed housing sales were conducted as first-hand sales. FOREIGN HOUSING SALES DECLINE Housing sales to foreigners in January decreased by 24.9% compared to the same month the previous year, falling to 1,547. In January, the share of housing sales to foreigners in total housing sales was 1.4%. The cities with the highest number of housing sales to foreigners were Istanbul with 611, Antalya with 469, and Mersin with 118. RUSSIANS LEAD IN SALES The highest number of housing sales by nationality was to Russian Federation citizens. In January, the countries with the highest number of housing sales based on nationality were 248 for the Russian Federation, 162 for Iran, and 103 for Iraq.
