Commercial real estate prices increased

Commercial real estate prices increased by 7.3% in the fourth quarter of 2024. The real increase in the index was recorded as 6.2%. The Commercial Real Estate Price Index (TGFE) data for the fourth quarter of this year was released by the Central Bank of the Republic of Turkey (CBRT). In the fourth quarter of 2024, TGFE increased by 7.3% compared to the previous quarter and 37.6% annually in nominal terms, while it decreased by 6.2% in real terms annually. Nationwide, the Shop Price Index, which increased by 7.7% in the fourth quarter as compared to the previous quarter, recorded a nominal increase of 38.4% compared to the same period of the previous year but decreased by 5.6% in real terms. The Office Price Index, which increased by 5% in the same quarter compared to the previous quarter, rose by 33.6% in nominal terms compared to the same quarter of the previous year but decreased by 8.9% in real terms. Looking at the TGFE changes for the three major cities, in the fourth quarter of 2024, Istanbul, Ankara, and Izmir saw index increases of 6.3%, 4.5%, and 7.6%, respectively, compared to the previous quarter. The index values in Istanbul, Ankara, and Izmir increased by 28.4%, 41.7%, and 37.2%, respectively, compared to the same quarter of the previous year.
